I currently own a home in Maryland and plan on moving to NY next Summer. with our current housing market, I am considering renting out my existing town-home (so I can wait out the crunch we are in).

Credit score isn’t the only criteria; income and other debt are huge factors. You are unlikely to find zero-down financing.
